Commercial roofing · Tri-Cities, WA

Commercial roofing for Tri-Cities businesses

Flat roofs, low-slope roofs and big industrial spans fail in their own ways, and most failures start at a seam, a drain or a flashing detail long before a stain shows on a ceiling tile. A&A installs, repairs and inspects TPO, EPDM and PVC membranes, built-up roofs, metal, spray foam and coatings for businesses in Kennewick, Pasco, Richland and across the region. Every job starts with a walk on your actual roof, not a guess from the parking lot.

Which system fits which roof

There is no single best commercial roof. The right membrane depends on what the building does, what sits on the roof and how often people walk it. This is the short version of how we think about it, and every line links to the full page.

TPO
White, reflective and heat-welded. It fits warehouses, retail and offices where summer cooling load is the headache.
EPDM
Synthetic rubber in large sheets with few seams and easy repairs. It fits big flat roofs that need a tough, cost-effective membrane.
PVC
Welded seams and better resistance to grease and chemicals. It fits roofs under kitchen exhausts, processing vents and busy shops.
Coatings
Acrylic, silicone or polyurethane over a cleaned, repaired surface. It fits an aging roof that is still dry underneath.
Built-up
Layers of felt and hot-applied bitumen, with modified bitumen as its close cousin. It fits roofs that see heavy foot traffic and service loads.
Metal and foam
Large spans, plenty of penetrations and operations that cannot stop. Those jobs live on the industrial roofing page.

Start with the roof, not the quote

Jose Garcia, A&A's commercial estimator, was born and raised in the Tri-Cities and walks the roof with owners and property managers before anything gets priced. If your building is a house or a duplex instead, the residential roofing services cover repairs, replacements and storm damage, and past work shows what finished A&A jobs look like.
