Where flat roofs fail first
A flat roof is never truly flat. It is built with a slight fall toward the drains and scuppers, and when that fall is lost to settling, a blocked drain or a patch that raised one corner, water stops leaving and starts waiting. Standing water is the start of most commercial leak calls. It works on the seams, loads the deck and leaves a ring of grime that shows you exactly where the low spot is.
The other early failures are quieter: a membrane seam that has opened at a corner, flashing that has pulled away from a parapet or an HVAC curb, a pipe boot cracked by the summer sun. Those details take a beating in the Tri-Cities. Roof surfaces run hot through July and August, cool hard overnight, and take the wind all year. A membrane that expands and contracts every day will always find the weakest detail on the roof.

Choosing the system for the building

A white reflective membrane makes sense over a warehouse that fights the summer heat. A kitchen exhaust that vents grease onto the roof changes the conversation. Chapter 03
Keeping it dry after we leave
A flat roof earns its keep through maintenance. Drains need clearing before the first leaves fall and again after spring wind has pushed debris across the roof. Seams and penetrations deserve a look after hail or a hard freeze. A roof that gets a short inspection once a year and after severe weather costs far less to keep sound than one that is only looked at when a ceiling tile stains.
