Why a low pitch is its own problem

Shingles are designed to shed water fast, which is why they belong on a steep roof. On a low slope, water moves slowly, sits in low spots and finds every seam and penetration. That is why low-slope roofs are built as continuous waterproof membranes rather than layers of overlapping pieces, and why drainage is part of the roof design and not an afterthought.

Eastern Washington adds its own pressures. Summer sun bakes the surface, and winter snow can sit for days, melt, pool and refreeze. Water that freezes inside a seam or a crack expands and widens it, so a small defect in November can be a real leak by February.

Systems for minimal pitch

A&A works with the systems that suit low slope: built-up roofing with multiple layers for added durability, modified bitumen with its polymer-reinforced asphalt sheets, and single-ply membranes including TPO, EPDM and PVC. Green roofing is also an option where it suits the building. Each one has a place, and the right one depends on the roof, the traffic and what sits on it.

A flat or low-slope roof also earns its keep as usable space. It carries HVAC units and other rooftop equipment, and it is easy to reach for routine maintenance and inspections. Drainage upkeep

The best-installed low-slope roof still depends on its drains. Clear them before the fall leaves arrive, again after the first real wind of spring, and any time a storm has moved debris across the surface. Look at scuppers, gutters and any spot where you have seen water linger after rain.

Routine inspections catch what a quick glance does not: a seam that is starting to open, a flashing that has let go, a patch that has done its job and is ready to be replaced.
