How rubber roofs age

EPDM is synthetic rubber, and like any rubber it changes with years of sun and temperature swings. An older sheet can shrink slightly and start pulling at the corners and the flashing where it is tied to walls and curbs. Seams and adhered edges can open. A black membrane also runs hot in a Tri-Cities summer, which speeds up the aging on the surface.

Most EPDM leaks do not come from the big field of the roof. They come from the details: a seam that has lifted, a flashing that has lost its grip, a penetration where the boot has split, or a puncture from a branch or a technician's boot. Finding those spots early is most of the job of keeping an EPDM roof watertight.

EPDM resists UV, hail and high winds, which makes it a sensible fit for Eastern Washington, and it is one of the more cost-effective membranes for flat and low-slope buildings. It goes on in large sheets, so there are fewer seams to worry about than with smaller materials, and it is easy to repair when something does happen.

We begin with a consultation and an assessment of the property, then help you choose the membrane thickness that suits your requirements. Our team installs the sheet using adhesive or mechanical fastening, depending on the building, and takes as much care with the flashings and edges as with the open field of the roof. The job closes with a quality inspection of the whole system.

Chapter 03

Repair it or recover it

An EPDM roof with a few failed seams or flashings is usually a repair, and we will tell you so. A roof with a membrane that has shrunk, hardened or soaked the insulation below it is a different story, because patching it only buys a short reprieve. When we walk the roof we will explain which one you have and what each path involves.

Between visits, keep foot traffic to a minimum, keep the drains clear and have the flashings looked at after severe weather. EPDM asks for very little, and regular inspections make sure that little is still getting done.
