When a coating is the right call
Coatings make sense for a roof that has aged but is still fundamentally sound: the membrane is sun-weathered, there are small leaks at seams or details, but the insulation and deck underneath are dry and solid. In that case a coating can renew the surface, add a reflective layer to cut cooling costs, and form a continuous waterproof barrier, all for less than a full replacement.
That is why coatings tend to be the smart move for owners who want to extend the life of a roof they already have. It is also why the decision starts with an honest look at what is under the surface. A coating over a failing roof just hides the failure for a season.

Acrylic, silicone and polyurethane
The coating type has to match the roof. Acrylic coatings are known for reflectivity and energy savings and work best on roofs that drain well. Silicone offers excellent UV resistance and handles standing water better. Polyurethane coatings bring strong waterproofing and durability, which helps on roofs with foot traffic. Elastomeric coatings are flexible enough to move with a flat or low-slope roof as it expands and contracts.

Chapter 03
When a coating is the wrong call
Sometimes the honest answer is no. If the insulation is wet, the seams have let go across large areas or the deck has deteriorated, a coating will not solve it, and we will tell you so instead of selling one. A repair or a recover is the better path in those cases, and we will lay out what each involves.
