What hides on a commercial roof
You cannot see a commercial roof from the ground, and most of its problems do not announce themselves. A blister in the membrane, a seam opening a few inches at a time, a drain that is half blocked, wet insulation under a dry-looking surface: each can go on for months before a stain shows up on a ceiling tile. By then the repair is bigger than it had to be.
Other trades cause damage, too. The technician who services the rooftop unit, the crew that ran new conduit, the storm that pushed debris across the roof. A regular inspection is how you learn about those things while they are still small, and while someone can still fix them without opening up the building.

What an A&A inspection covers
It starts with a consultation and a convenient time to get on the roof. Jose Garcia, our commercial estimator, walks it with owners and property managers, and our inspectors assess the condition of the roof, looking for damage, leaks and potential problems. You get a detailed report of the findings with photographs and recommended actions.
Then we talk it through. We answer your questions and, where work is needed, provide an estimate for it. If repairs are needed, we can get to them promptly. Schedule an inspection annually, after severe weather, before buying or selling a property and any time you suspect damage.

Budgeting from the report
An inspection report is useful well beyond the repair list. It shows how the roof is aging, which items are urgent and which can wait, and it gives you something concrete to plan against: repairs now, a coating later, replacement further out. Property managers and owners use that kind of record to budget instead of reacting to emergencies.
