When to put an inspection on the calendar
A&A recommends four moments. Once a year, to catch small problems before they grow. After severe weather, because wind, hail or heavy rain can hide damage that has not leaked yet. Before you buy or sell a home, so the roof has no surprises late in the deal. And any time you suspect damage, such as missing shingles, a water stain on a ceiling or a drip during rain.
In the Tri-Cities the natural times are after the wind season and again after winter. Freeze and thaw loosen flashing and sealant, and a roof that held through summer heat can start to show cracks once snow load and ice dams have worked on it. Most of those problems are visible on a roof long before they are visible indoors.

What gets checked, and how it is recorded
The inspection covers the whole roofing system: shingles, flashing, gutters and attic ventilation, plus signs of aging, storm damage, leaks, loose or missing shingles and places where water can get in. The point is to look at each of those details directly, the way a buyer's inspector would, instead of guessing from the driveway.
Everything is recorded. You receive a detailed report with photographs and notes that flag trouble spots, plus a recommendation on whether repair, maintenance or simple monitoring is the right call. The report is the real product
