Roof Maintenance in Kennewick, WA
A free inspection, a real cleaning, sealants checked and gutters cleared, before small problems become a new roof.
Chapter 01
Small failures that grow
Most roof damage starts small. A line of debris holds moisture against the shingles. Moss and algae take hold on the shady side. Sealant around a vent or chimney dries out and cracks. A gutter packs with needles and leaves, and water that should leave the roof backs up under the edge instead.
None of that is dramatic, and that is the point. Each one is cheap to deal with in the fall and expensive to deal with after a winter of freeze and thaw. Maintenance is how you stay on the cheap side of that line.

What a maintenance visit covers
The visit starts with a free, thorough inspection to find the issues. Then cleaning: debris, moss and algae come off so they stop doing damage and the roof looks the way it should. We check sealant and caulk and reapply where needed, so penetrations stay watertight.
Gutters are cleaned and inspected, since a blocked gutter is a leak waiting to happen. If we find a problem during the visit, we can make the minor repairs promptly, and we'll tell you plainly if it's bigger than that.
Chapter 03
Keeping warranties valid and a schedule you'll keep
Maintaining your roof may be a requirement to keep manufacturer warranties valid, so it pays to have visits on record. Once a year is the baseline. Add a visit after severe weather, and another before you buy or sell a home so the roof's condition is known.
If a visit turns up storm damage, the next step is a proper repair plan, and we'll walk you through it. Keep each visit's notes together so the record is there if a warranty question ever comes up.
